At GRS Management, we take the responsibility of maintaining and repairing the structural integrity, safety, and functionality of our properties. This includes repairs to the building’s exterior, plumbing, electrical systems, and provided appliances. Tenants are responsible for minor repairs and maintenance within their rental units, such as changing light bulbs and smoke detector batteries, and for any damage they cause.

To report a maintenance issue, you can use our online tenant portal, which is accessible 24/7, or contact our property management office directly during business hours. We encourage tenants to report issues promptly to prevent any further damage or deterioration.

Our goal is to address all maintenance requests promptly. Non-emergency requests are typically attended to within 48 hours. For emergencies that pose an immediate risk to safety or property (like a gas leak or major water leak), we offer a 24-hour emergency response service to resolve the issue as quickly as possible.

The amenities available in our communities vary depending on the location and property type. Common amenities include fitness centers, swimming pools, community lounges, business centers, playgrounds, and pet-friendly spaces. We strive to provide amenities that enhance the lifestyle and convenience of our residents.

Yes, each community has its set of rules and guidelines designed to ensure a harmonious living environment for all residents. These may include noise level regulations, parking rules, pet policies, and guidelines for using communal spaces and amenities. These rules are outlined in your lease agreement and are also available from the property management office.
